Technical Due Diligence (TDD) provides an independent assessment of a property's physical condition, building services infrastructure and technical risks prior to acquisition, refinancing, disposal or development. It helps investors, lenders and asset managers understand how a building is performing today and what future liabilities may exist.


A robust technical due diligence review examines the mechanical, electrical, public health and vertical transportation systems alongside key life safety, compliance and operational considerations. The objective is to identify material risks that could affect asset value, tenant satisfaction, business continuity or future investment requirements.
